To the untrained eye, BIG ridge vent leaks are often unnoticed. From the roof, most ridge vent fasteners are often exposed; but any one of the exposed nails can be the "big one". You see, most fasteners are slightly indented when they are installed -- and if they're not properly sealed -- the combination acts like a funnel, pouring water into the attic whenever it rains. Metal ridge vents are often the most neglected system on modern roofs. We notice that the builder's roofing crews often "cut corners" when installing metal vents. We usually find that around 90% of all vents that we inspect are missing rubber end plugs designed to seal the vents where they terminate -- causing gaping holes and big leaks into the attic. It's also rare to see proper sealant applied to the fastners (usually roofing nails); and as the nails rust and loosen, big leaks develop. What other areas need attention on YOUR roof? 1. Pipe collars, especially the plastic type. They should be inspected at least every five years. 2. Bathroom vent covers, especially the plastic type that warp, crack, and leak. 3. Metal furnace vents that may never have been sealed (we see them all the time . . . ). 4. Skylights, especially the deck mounted type that are installed without flashing kits. 5.
